The price is set by the seller with information provided by my team, we examine the market conditions and present a comprehensive study of how the market is responding to buyer demand. if the price is too high the property will not been seen by the buyers who are qualified. e.g. If you have set your price at $260,000 hoping to receive an offer in the $240,000 range. If the buyer asks their realtor to look for home under $250,000 - they will not see your home.
If you are lucky enough to receive an offer in the range you have priced it, the house still has to appraise by the mortgage company if the property is to be financed. Over pricing a property can be costly and frustrating for the seller. By having all the information you can make an informed decision. Some realtors will allow you to price your property too high to get their sign in the yard, then beat you down in price. That is a waste of everyones time and marketing dollars.

Printed Advertising
We use local newspaper advertising and send just listed cards and will be able to show you copies of this media.
Role of the MLS
Once your property is listed and the sign is on the lawn, the information begins to flow. The details of your home are placed in MLS then thousands of people will receive a notification that it was ‘Just Listed’.
Realtors automatically set the MLS to send property within specified criteria straight to their e-mail addresses and also to their client base. You will be set up in MLS as if you were a buyer in the same range and area as your property, you will constantly know who your competition is. You will also be notified about any important market changes.
Title Services
With a title office inside my building, I am able to conduct all the preliminary title searches immediately you are listed. I then avoid many of the pitfalls that are normally encountered at the time a purchase contract is executed.

Communicating With You
Our normal method of communicating is on e mail, you will be kept up to date with the marketing efforts, the statistics of who is looking at your home. You will also be kept up to date with all the market changes and you will know when we know. One of the biggest criticisms we hear of other agents is that they go the listing and then disappeared, we will never receive that criticism.
